Selling Your Home

A smooth selling process.

When it comes to selling your home, Harlan’s focus is on doing everything he can to create a smooth and successful sale of your home. An initial meet and greet tour of your home lets Harlan see your home’s unique features and discuss prioritizing any potential projects to ready your home for the local real estate market.

Some real estate agents are restricted by company policies or programs. Not Harlan – he’s open to just about anything that might help sell your home. His team takes a modern approach to advertising, opting for digital ads and leaning into video and social media. In doing so he takes advantage of social networking to increase the exposure of your listing.

The 3 P’s of a successful sale.

Price

Harlan starts a valuation process that includes an analysis of the current market including the supply and demand to come up with the price for your home that allows you to best compete and be successful.

The ebb and flow of the ever-changing market means Harlan takes into account the current supply and demand and seasonal adjustments to make recommendations on how to maximize the value of your home.

Preparation

Harlan provides all of the services of a professional interior designer and home stager to help enhance the value and sense of space that your home provides. This helps bring out the unique and most desirable features of your home.

In Harlan’s 25 years of experience, one of the most important things that Harlan has learned is that the real estate industry is now a highly visual medium. We dedicate four to six hours per house to shoot, edit, and produce photos that make your home’s listing stand out online.

Promotion

Harlan has a synergistic approach that capitalizes on:

  • MLS (Multiple Listing Service): local exposure encompassing all of Western NY.

  • ListHub: pushes your home to nearly 900 real estate websites including Zillow, Trulia, Realtor.com, Homes.com, and Home Finder, increasing your home’s marketing presence nationally and internationally.

  • Social media: Facebook, Instagram, and YouTube hitting a targeted market with information about your home.
